DAVID VS. GOLIATH APPROACH

Do you value the quality of a company, or is the size of a company important to you? At CROSS AMERICAN REAL ESTATE SERVICES, we pride ourselves on being a quality agency. This way, we provide and dedicate more support, mentoring, assurance, and training to all of our agents. If you recall the biblical story of David, our hero, prevailing and triumphant over the towering giant, Goliath. Like David, we realize that all our agents possess the heart, loyalty, creativity, resourcefulness, and commitment to victory.  

We are exclusive in our agent selection process. We are dedicated to continuing our excellence and while having a sales background is important, it is not a requirement. All our agents possess their own natural talents and abilities. The most important factors we consider in our selection process is the good reputation of the agent and their commitment to maintaining excellent quality customer service. Other traits we look for in our agents are dedication and determination to being successful with real estate. Most top producers may not be considered or invited to participate with our team solely because they are too individualized.  We support our team-oriented organization and we strongly believe that our success is solely based on the success of our team environment. We value an agent's loyalty, respect, professionalism, and growth. We don't believe in hiring too many agents, that way, we remain committed to what we already have. We only keep the best and brightest.

AGENT STIMULUS & RELIEF PLAN

With today's slowdowns in the real estate economy and other periodic slowdowns the real estate market, we have devised our own "stimulus plan" for all our agents.  The idea and understanding behind this plan is to "give agents a break" on monthly fees during these slowdowns. For example, due to the slumping real estate market, our company is granting temporary relief on certain office fees. However, they must maintain fees associated with active license, insurance, etc. The plan was established as an agent need base program during obvious slowdowns in the real estate industry. We want to continue ensuring your success with our company regardless of any real estate cycle.

MENTORING, SUPPORT, TRAINING

This company relies heavily on our mentoring, support, and success training program. We continue to thrive because of our team-oriented atmosphere.  We encourage teamwork, strengthen your weakness, find your natural talents and enhance them. We deliver real hands-on training such as:

  • how to properly approach a client and quickly assess their needs
  • build trust
  • agent safety procedures when previewing property or listing appointments 
  • be professional at all times
  • learn how to asking "closer" questions for feedback 
  • learn to be resourceful
  • develop effective sales skills
  • develop effective people skills
  • properly setup showings
  • properly qualify clients
  • careful administer paperwork
  • monitor contract-to-close
  • develop effective negotiating strategies
  • create a knock-out listing presentation and CMA, etc.

We give you the resources and training to be successful. We structure our support system so that there are 4 new brokers per team leader. Mentoring, support, and training is on-going. We provide you with all the necessary tools and skills to be confident in front of clients earning their trust right away as their representative. We promote early career designations and certifications. We strongly encourage all our agents to adhere to our company Promise and Code of Conduct.  These are rules and policies that define our company from our competitors.  Our Broker Learn-Earn Program is a great way to obtain your designations and certifications and get reimbursed for all your hard work. We also teach you effective prospecting and marketing strategies to ensure your success and future with our company.

INCENTIVES, REWARDS, PROMOTIONS

We like rewarding all our producing agents. We strongly believe that agents should get special incentives for their hard work and continued efforts.

  • Close 2 Deals This Month And We Waive Next Months Fees.  If you close 2 deals consistently every month, we waive your next month's fees. Not available with certain plans.
  • Close 4 Deals This Month And The 5th Is FREE. If you close 4 deals, your 5th deal is 100% commission to you and we still waive your next month's fees. Not available with certain plans. 
  • Benefits Stipend. (Health care, gas, daycare, etc.) As a commission-base industry, real estate firms struggle to consistently offer health care insurance to its agents.  After numerous brainstorming ideas, we finally came up with a few solutions to offer some form of assurance and reimbursement program. Of course, tell us what you want and we will deliver.  Suppose we reimburse for your medicine prescriptions, doctor visits, child's daycare, or gas? That's right! We will reimburse you either quarterly or yearly depending on your need and performance with our company. Not available with certain plans.
  • Profit Sharing & Residuals.  To prove how dedicated and flexible we are to our agent's real estate career, we ensure that all our agents are successful. Our profit sharing is like no other in the industry and we want to keep it that way. It requires strong teamwork, company involvement, team structure, group dynamics, and commitment to working together. Profits and residuals are awarded quarterly. Agents who build a strong profit sharing and residuals model, may be eligible to never work again and simply live off their residuals. Consider this a well-planned retirement program for all your efforts and commitment to our company and your success. Not available with certain plans.
  • Broker Learn-Earn Program reimburses brokers up to $300 per year for obtaining their certifications and designations with our company. 
  • Agent Investor Relationship. If any of our sales staff consistently acquire property for investment and income purposes (i.e. flips, rental, etc.), they can negotiate their agent/company splits. We believe that you should create your own business, generate your own income, and we want to help you keep more money in your portfolio.
  • Broker Property Owned. We believe that your home is your home. Therefore, our policy to help you keep your commission when buying or selling your primary residence. 
  • Franchising & Growth Opportunities.  We do not believe in large real estate firms. Therefore as soon as our fast growing company gets too large, we start another. We are committed to providing a mentor-to-broker ratio of 1:4, this way each and every broker gets the one-on-one attention they need to succeed in this industry. Franchising opportunities are available to anyone. There are no fees to start but there are low royalty fees to internal agents wanting to franchise. Other requirements to starting a franchise is having 6-8 strong brokers to support and continue our profit sharing and residual program.
  • Family & Company Retreats. We believe in qualify of life, at CROSS AMERICAN REAL ESTATE, but we also strongly believe in balance of life. Agents and their families can participate in our end-of-summer Families UNite (or FUN) Day. Again, we set the standard for not just being all about work. We want you to feel comfortable and we want your family to feel proud. Ultimately, we want you to have fun while being successful.
  • End-of-Year Awards/Rewards Celebration. This is a fun event. It's fun because we recognize everyone for their success with our company. We also make the event even more interesting by awarding/rewarding each agent from our profits & residuals program.
  • Holding Company & Referrals. With the slowdowns in the real estate economy lately, maintaining ones license can be difficult especially when sales numbers are slow. You want to keep your license active but you can no longer afford your office fees. You want to find a plan that allows you to keep your license active without going breaking the bank until the market rebounds. How about keeping your license active, pay nothing and get rewarded for your referrals?
  • OUR PLANS (Plans are subject to qualification and may change without notice). We are so confident about our plans and broker opportunities, we made them public.
  • BROKER ECONOMIC RELIEF PLANS  
  • 30/70 - HOLDING PLAN (keep your license active with us, get paid for referrals, and pay a one-time E&O)
  • 50/50 - NO FEE PLAN (must maintain at least 1 closed transaction every 3 months; startup cost required)
  • 60/40 - AGENT STIMULUS & RELIEF PLAN ($95/mo.) Provides temporary relief during market slowdowns
  • 65/35 - COMPENSATION ACCELERATED PLAN (CAP) -  pay into company faster then 95/5 thereafter; fees  start $125; CAP fulfillment $18,000 (both fees and CAPs may vary based on performance)
  • RECOMMENDED PLAN
  • 70/30 - TEAM-BUILDING & PROFIT-SHARING & BENIFITS-STIPEND ($155/mo. + residuals)
  • CORE PLANS
  • 75/25 - PROVISIONAL/FULL BROKERS 0-1 YEAR SALES EXPERIENCE ($195/mo. fees)
  • 80/20 - PROVISIONAL/FULL BROKERS 1-2 YEARS SALES EXPERIENCE ($295/mo. fees)
  • 85/15 - PROVISIONAL/FULL BROKERS 3+ YEARS SALES EXPERIENCE ($395/mo. fees)
  • MEGA BROKER PLANS 
  • 90/10* - ACHIEVERS CLUB ($595/mo. + must maintain 24 closed transactions per year)
  • 95/05* - PRODUCERS CLUB ($795/mo. + must maintain 36 closed transactions per year)
  • 100/0* - EXECUTIVE CLUB ($995/mo. + $995 per transaction + must maintain 48 closed transactions per year)
